Your buying criteria and investment strategies are the foundation of how your AI team works. They use these parameters to score leads, prioritize deals, and guide their research.
Setting Criteria
Go to Command > Criteria to configure:
Location
•Target markets — add cities, counties, or zip codes where you invest
•Radius search — set a distance from a central point
•Exclusion zones — areas you want to avoid
Property Type
•Single-family residential
•Multifamily (2-4 units)
•Multifamily (5+ units)
•Commercial
•Land
•Mixed-use
Financial Parameters
•Max purchase price — the most you'll pay for a property
•Min equity — minimum equity percentage for acquisition targets
•Target cap rate — minimum capitalization rate for rental properties
•Target cash-on-cash — minimum cash-on-cash return
•Max rehab budget — ceiling for renovation costs
Property Characteristics
•Bedroom/bathroom minimums
•Square footage range
•Lot size range
•Year built range
•Condition preferences (turnkey, cosmetic, full rehab)
Investment Strategies
Under Command > Strategies, select which approaches you use:
Fix and Flip
Buy distressed properties, renovate, and sell for profit.
•The Acquisitions Agent focuses on ARV, rehab cost, and timeline
•Deal analysis includes projected profit margin and ROI
•Research prioritizes properties with high value-add potential
Wholesale
Find deals under contract and assign them to buyers.
•The Acquisitions Agent emphasizes quick turnaround and assignment fee potential
•Lead scoring prioritizes motivated sellers
•Marketing focuses on buyer list engagement
Rental Hold
Buy properties for long-term rental income.
•The Acquisitions Agent emphasizes cash flow, cap rate, and appreciation
•The Leasing Agent handles tenant placement and management
•Financial analysis includes long-term projections
BRRRR
Buy, Rehab, Rent, Refinance, Repeat.
•Full-cycle analysis from purchase through refinance
•The agent models each phase: acquisition cost, rehab budget, rental income, refinance terms
•ROI calculations include the equity captured through refinancing
Value-Add
Purchase underperforming properties and improve returns through upgrades.
•Analysis focuses on renovation ROI and rent increase potential
•The agent compares current income to projected post-renovation income
